Turning an Existing Longmont Industrial Building into a New Kind of Maker Destination
OPA Design Studio is working with Slow Provisions and Dry Land Distillers on the Grain Hub, the adaptive reuse of an approximately 8,800 square foot industrial building in Longmont, Colorado. The project brings production, hospitality and gathering spaces together under one roof, with Dry Land Distillers expanding its production capacity as a key operator within the development.
The program goes well beyond a traditional tasting room. Plans bring together distilling and malt production with a tasting room and bar, indoor and outdoor gathering areas, a teaching and demonstration kitchen, office space and the operational infrastructure necessary to support the businesses within the building.
OPA’s involvement began with feasibility, programming and analysis of the existing building, site conditions, zoning requirements and operational needs. As the project moved forward, OPA’s role expanded to Architect of Record and design lead, carrying the project through architectural planning, schematic design, design development, construction documentation, permitting coordination and construction phase services.
The Grain Hub represents the kind of work at the heart of OPA’s Colorado architecture practice: taking an existing building with its own constraints and character and transforming it into a place where making, hospitality and community can coexist. Production flow, equipment, accessibility, code requirements and the guest experience are considered together rather than as separate pieces of the project.
